Our rental property is located at 500 North Market Street in New
Braunfels, Texas within the River Run Condominums. Detailed directions and a map link can be found on the "Directions"
page. RESERVATIONS: Reservations
must be made by an adult, at least 25 years of age (the Responsible Party), who agrees to be responsible for all charges,
fees and damages. The Responsible Party must occupy the property during the rental period. Information needed to make
a reservation includes name, address, home and/or cell phone numbers, number of adults and number of children in your family
or group. Prior to arrival, we also need vehicle information. DEPOSIT: Deposit per unit is $200 and is due at the time of booking. This deposit
secures your reservation and also serves as a damage deposit. The deposit can be paid by check or money order. For reservations
made more than three months prior to arrival, a partial deposit of at least $25 per unit will hold the reservation, but full
deposit must be received no later than one month prior to arrival. If the balance of the deposit is not received by that date,
the reservations will be canceled. If you have paid in cash at check in, the deposit can be refunded in full at check out
if the property, including linens and personal property, are left in good condition, and all keys and wristbands are returned.
If payment is made by check, your refund will be mailed in approximately ten days. The replacement cost of missing or damaged
items and cleaning cost in excess of normal wear and tear will be deducted from any refund. The responsible party will be
charged for any fees or costs that exceed the deposit. CANCELLATION: A $25 per unit administrative fee is charged for cancellation at any time
after booking but at least 30 days prior to arrival date. After that time, the cancellation fee is $200 per unit. To receive
a refund of your deposit, less the administrative fee, the cancellation must be emailed to cancellations@comalrivercondos.com
no later than midnight of the 30th day prior to arrival. You will receive an automated response confirming receipt of your
cancellation. Please remember that your reservations are not contingent on weather, water conditions or any recreational
facilities. CHECK IN/CHECK OUT: Check
in is 4:00 pm. Check out is 11:00 am. If you will arrive earlier and would like to check in before 4:00 pm, we will
try and accommodate you, but please contact us a day or two before arrival to see if early check in is possible. Also, let
us know if you will be arriving late so we can make arrangements for keys, etc. ACCESSIBILITY:
We are located right next to the river. Access to these units is by exterior stairway located at the end of Building
D. There is no elevator access to these units, and they are not handicapped accessible.
OCCUPANCY: Our condos
are to be occupied only by the Responsible Party and their family or group as described when the reservation is made. Pursuant to the Texas Property Code, we limit adult occupancy of each unit to no more than six adults - a total of
12 adults if both units are rented together. Occupants under the age of 18 must be accompanied by a
parent or legal guardian. Any change in occupancy is subject to owner's approval and must be submitted to owner at least
24 hours prior to arrival. The occupancy of each balcony is limited to a maximum of 8 persons and not to exceed 1200 pounds.
Violation of these occupancy restrictions will result in immediate eviction without refund. NO SMOKING: These are non-smoking units. Smoking
is not permitted inside under any circumstances. Any evidence of smoking inside the unit(s) will result assessment of a $200
cleaning charge per unit. Charges for actual damages will be in addition to the cleaning fee. While smoking is permitted on the balcony, the grounds and parking areas, littering is not
permitted and it is your responsibility to properly disposal of all smoking debris. NO PETS:
Guests are not permitted to bring pets of any kind into the units or onto the grounds at any time, for any reason.
Pets or animals of any kind being brought into the units will result in immediate eviction without refund and forfeiture of
all deposit. TOWELS & LINENS: Linens and towels are provided
for use within the unit only. Please bring extra towels or beach towels to use outside the units or to take on the rivers
or to the water parks. KEYS, PARKING & WRIST BANDS: Keys:
A key to each unit is kept in a lock box adjacent to each entrance door. The code to these boxes are specific to each
rental. If your lock box code or the keys or locks do not work, please notify owner immediately. Parking: You will also be provided two (2) parking tags per unit. All vehicles in the parking lots must have a parking tag. Space is limited, and no additional parking tags
are available. Vehicles without parking tags may be towed without notice. Trailers, motor homes, boats, etc. are not permitted in the parking areas. Wrist Bands: For security purposes, during the summer and other peak periods, you will
be provided with a wrist band for each registered guest. These must wear their wrist band while on the property. Wrist bands are the property of Owner and must be left inside the unit at the end of your stay. All keys, car tags and wrist bands are the property of the owner
and must be returned when you check out. There is a $25 charge for a lost key. There is a $10 fee for each lost wrist band.
Construction: River Run will begin a complete exterior renovation beginning this
fall.This will include substantial reconstruction of all balconies and walkways during which time our units will not be available.
The exact dates are unknown at this time. In preparation for this work, 4-inch steel posts have been installed through the
balconies and walkways of all buildings and will remain in place until the exterior renovation is complete. These do not effect
the interior of the units or our beautiful grounds next to the river. Please contact us for additional information. We look
forward to the completion of this renovation and believe that it will dramatically enhance the appearance of our property.
In the meantime, your patience is appreciated. River Rules: The following is from the city's web site (www.nbtexas.org): The City has adopted a series of new ordinances concerning river activities within the City limits. (All of the
Comal River is within the city limits. Please go to the city's website for a map showing the part of the Guadalupe River
that is within the city limits, which would be the part below Gruene. Please ask your outfitter if you have any questions.)
Following are a list of the river rules: - No glass bottles or containers - No Styrofoam
(ice chests, convenience store cups, etc.) - No volume drinking devices (beer bongs) - No containers under
5 fluid oz. - Noise devices (boom boxes) may not be audible beyond 50 ft. - No jumping from bridges, dams,
and trees - No littering - Inner tubes limited to 5 ft. in diameter or smaller - Individuals
limited to two (2) tubes per person - It is recommended that children under 8 wear a life jacket at all times - Maximum permitted cooler size 16 quarts - 20 12 oz. cans Please call 830-608-2166 with further questions.
Although not listed on the city site, other ordinances which are in effect within the city limits include: A 2006 ordinance that prohibits any amplified sound devises on the rivers between the hours of 10:00 pm and 8:00
am. A 2007 ordinance that limits th size of tubes to 5 feet in diameter also permits the use of inflatables other
than tubes provided that one side is less than 5 feet. Open containers of alcohol are prohibited at the Last
Tubers' Exit and in certain city parks, including those that border the Comal and Guadalupe Rivers within the city limits.
